Design time frames are determined by the project’s complexity and scale. If the project materials are correct and legally acceptable, the projected time period for comprehensive architectural design services is as follows:

  • Bungalow (1-storey home with a 100 sqm floor area): Schematic to Design Development Phase (1-2 weeks)
  • 2 storey dwelling (200 sqm floor area): Schematic Design to Design Development Phase (3-4 weeks)
  • 3-4 storey residence (300-400 sqm floor area): Schematic to Design Development Phase (4-6 weeks)
  • Medium-rise construction (5-8 storeys with 100 sqm per floor): Schematic to Design Development Phase (6-8 weeks)

We compensate for our architectural services either per square meter or as a percentage of the project cost. The cost per percentage varies depending on the construction style and the degree of project complexity. Here is an example of the application of service costs that exclude additions, changes, and revisions, along with documentary signature and seal fees and analysis fees:

Two-storey home residence with a floor size of 200 sqm.
Estimated project cost: 9 million pesos.
Professional Fee: 6% of Project Cost (Not Including Engineering Fees).

The service charges are flexible and subject to change based on the project’s complexity and difficulty.

The Balai Bayi team manages permit processing for the projects for which we provide Full Architectural Design services to the client. However, we approve permit processing for projects we have not created as long as the legal documentation for the properties are compatible, the project drawings are properly designed and full, and the target date for completion of the permit processing as well as the budget are sufficient.

Yes, we permitted joint partnerships, particularly for larger-scale developments such as condominiums and housing projects. The parameters of the arrangement between our client and our office can be negotiated in person.
